Pet Policy
As listed per property. If animals are allowed at the property, please provide picture of all animals. $50 pet fee each month additional rent and a $250 pet deposit that is refundable. Renters insurance is needed with Pet application/registration. All PUPPIES will require a one time PET FEE of $250 per pet addition to the pet deposit required for all animals. The applicant must meet minimum criteria for renting a listing.
Before we can grant requests for service animals, we will need more information. If you are disabled, we require proof that you are. We will also need adequate proof that you need this animal to help cope with your disability. We recommend a letter from a professional doctor. We will provide a Reasonable Accommodation Request to be completed online.

Applications will only be processed after a scheduled showing has been completed. Pet screening should be completed at this time, but as needed we can process applications but will need pet screening completed for a lease to be offered.
Requirements
Application Fee of $40 for ALL adults 18 years and older.
Each applicant must submit Application that is filled out completely, clearly and truthfully.
Each applicant must provide a copy of their driver's license or government issued ID that is not expired.
Applications that are incomplete will not be processed.
False statements discovered will result in denial of application or termination of lease.
Need Proof of Verifiable Income (i.e., copies of pay stubs or bank statements over 2 months).
Income must be at least 3 times the rent.
Must have the same source of income for a minimum of 1 year or pay stubs from job change.
Employers will be contacted to confirm ongoing employment. If unable to verify employment status, your application can not be processed.
Credit, Eviction and Criminal checks for each applicant over the age of 18 for at least the last 3 years. Please know that your credit is not the most important factor, but it will be considered.
Must have rental history for a minimum of 1 year.
Must provide proof of renters insurance with in 24 hours of signing the Lease Agreement is highly recommended.
Lights and water must be assigned in your name with in 24 hours of signing the Lease Agreement (if required).
If any information or references listed on the applications can not be verified, application can be denied.
